Bob entered the Real Estate Industry in 1996 and operated in the commercial lease market for Coldwell Banker. He provided demographic and market data to a national franchise organization for whom he researched markets, franchisees, identified locations and negotiated lease/purchase terms. In 2008 Mr. Faulis transitioned into distressed assets helping one of the largest holders of real estate in Manhattan NY to sell off distressed properties quietly as off market opportunities.
His connections developed in Manhattan with Developers, Banks and Investment Firms which gave him insight into “the meltdown”. Developing a strong understanding of the residential distressed market he wrote a white paper on the mechanics that set the table for the collapse-- little idea it could have been sold into a movie script.
Having learned some of the inside operations about securitization and foreclosure Mr. Faulis started an Organization, Beat The Bank where he helped attorneys with workouts and defense strategies and for consumers who were about to lose their homes. His understanding of the REO process was refined as he helped in the cases of many hundreds of clients.
With the slowing of the foreclosure market,
Bob transitioned into real estate syndication. He identified distressed major commercial development projects and created strategies to clean up the deal, include the coordination of capital and developers. Recently he took the lead of the Urban Real Estate Team as their operations manager. Urban's sister companies have a strong and well-known history of commercial development. The company's strong understanding of commercial development allows them to specialize in working with developers from concept to sales and marketing of new projects.
For the last five years Bob has had dedicated focus to bringing a broken mix-used development back on track. Bob and his wife Misty, along with a partner; acquired the 4-acre waterfront parcel located in the geographic center of Cannery Row, Monterey CA in July of 2017. Thus began the saga of saving a 23-year old development project offering 100,000 square feet of retail and restaurant, a community park and museum, 4 story parking structure, and 51 residential condos. The project has grown Bob’s expertise in real estate law, finance, entitlement’s, cost projections, and land development. The project is currently delayed in a legal issue and a law suit against the Coastal Commission.
With the long delay in the development project, Bob has turned his attentions back to commercial real estate. He is now focused in building a team of professional real estate agents with AARE, growing north from the Southern California market. As one of California’s fastest growing real estate agencies, AARE opened a one-agent company back in 2004 and today, has over 150 agents and staff members.
